Most property managers who call us for striping end up needing two of the three jobs we cover. The painter who handles parking lines can't legally tell you your fire lane is code-compliant. The fire-lane crew doesn't know your ADA aisle dimensions. Calling three contractors means three quotes, three mobilization fees, and the lot half out of service for days.

Three jobs under striping
Parking lot striping. Faded lines hurt how a customer sees the property before they ever walk inside. Stalls bleed into drive lanes, customers can't tell where to park, and ADA spaces look the same as regular ones. A restripe brings the lot back to looking finished. Water-based traffic paint dries to touch in about an hour, so the lot's back in service the same day.
ADA compliance striping. Most lots built before 2010 quietly fell out of federal code and never came back. Most of the gap is paint and signage, not concrete. We bring accessible-space counts, aisle widths, and symbol markings up to the 2010 ADA Standards for Accessible Design. You get a written summary you can hand to an inspector or your insurance carrier.
Fire lane striping. Citation in the mail? There's a date on it. The cure window is usually thirty to sixty days, but the only date that matters is on your paperwork. We move on these quickly because every day past the deadline is a problem you don't need. Tacoma, Kent, Federal Way, Auburn, and Renton each have local marking specs. Send us the citation and we stripe to exactly what was flagged.
Not sure which you need
Faded lines and the lot just looks tired? That's a restripe job. Lot hasn't been measured against ADA rules since before 2010? That's the ADA side. Red-curb citation in the mail? Fire lane priority, deadline-driven.

We walk every lot before we quote it. Owner does the walk. You get a written scope and a real number after, not a phone estimate before we've seen what we're working with.
